Yup..we think we might have identified your problem. Too much shade.
Wow....we gots that same grass less problem at our house too and we gots two trails along thre garage and the right side of the house. The Mommy said if she didn't know any better you;s thing there was a race track back there.

we dont have grass but that is just cuz we live in the dumb desert and don't want to waste a whole lot of water.

DC is rapidly turning into a desert. The one blessing is that all that dirt isn't converted into mud being tracked into the house.
